Office on the block in Hammersmith

26-28 Hammersmith GrovePrivate equity firm Tyburn Lane is selling a 205,000 sq ft office block at 26-28 Hammersmith Grove, W6, with an asking price of £118m.

The price tag reflects a net initial yield of 4.74%, though two outstanding reviews are expected to increase the running yield closer to 5%.

The property, in supply-starved Hammersmith, also has around 20,000 sq ft vacant, which if let could push the yield out by a further 0.75%.

It is currently let to 31 tenants paying an average rent of £27.95 per sq ft.

The asking price represents a 60% increase on the £74m Tyburn Lane spent on the property in 2006.

The sale also includes the opportunity to build 93,500 sq ft of development on site.

JLL has been appointed to handle the sale.
