St James’s Market regen phase two set for green light

The Crown Estate and Oxford Properties’ second phase of St James’s market in the west end is set to be given the green light by the City of Westminster. 

The second phase of the site will see over 290,700 sq ft of new offices, retail and dining space, as well as new public realm space. This also includes enhancements to the Grade II listed Carlton Cinema on Haymarket, which will see the removal of advertising hoarding and cleaning of the front elevation.

Plans include replacing the old 1960s St Albans House and Samuel House and others adjacent to St James’s Market, bordered by Norris Street, Haymarket, Charles II Street and St Albans Street.

The scheme, designed by Make Architects, follows on from the 260,000 sq ft first phase of the regeneration of St James’s market.

The Crown’s plans to turn a currently vacant three storey office building, 33 Vauxhall Bridge Road, into 30 flats is also set for the green light, on the condition that over 36,000sq ft of space be turned into affordable accommodation.

Both schemes will go before the City of Westminster’s planning committee on Tuesday next week.
