The Crown Estate and Oxford Properties have won planning consent for phase two of the of the regeneration at St James’s Market, SW1, from Westminster City Council.
In addition, the Crown Estate has also won planning permission to convert a Grade II listed office block at 33 Vauxhall Bridge Road, SW1, into 30 residential flats.
It is using the scheme on Vauxhall Bridge Road to provide the 10 flats required for its second-phase plans at St James’s Market. The remaining 20 flats will address Westminster’s mixed-use policy requirements that may arise from future Crown Estate commercial development schemes.
Phase two of the revamp of St James’s Market, designed by Make Architects, will deliver 200,000 sq ft of offices, new retail and dining space, with additional new public space for the West End.
It will replace the 1960s-built St Albans House and Samuel House and others adjacent to St James’s Market, bordered by Norris Street, Haymarket, Charles II Street and St Albans Street.
The scheme also includes enhancements to the Grade II listed Carlton Cinema on Haymarket, which will see the removal of advertising hoarding and cleaning of the front elevation.
