Peabody seeks developer for £100m paper factory revamp

Peabody is on the hunt for a development partner to help deliver a £100m revamp of a disused paper factory in Newington Triangle, SE1.

The proposed scheme, named Borough Triangle, could see 600-700 homes, 200 of which will be affordable, developed on the 2.3-acre brownfield site.

Between 75,000 sq ft and 96,000 sq ft of commercial space could also be developed. New buildings developed will range between seven and 39 storeys high.

Once selected, the development partner will help to secure planning consent for the site, start on site and practically complete the scheme “in the shortest feasible time period”, according to OJEU documents.

The deadline to submit tenders is 26 January. Three parties will be invited to bid for the job.

Peabody originally lodged a planning application for the Borough Triangle scheme in 2015, which included plans for a new circa 43,000 sq ft home for the Ministry of Sound nightclub on the ground floor and two basement levels of a four-storey commercial building on Borough Road.

However, in May 2016, Peabody made a U-turn on these plans, stating that “technical constraints and changes in our operating environment have, regrettably, combined and it is no longer viable, prudent or fitting for Peabody to include Ministry of Sound in this scheme”.

The Ministry of Sound lashed back at the housing association in documents made public on Southwark Council’s website, claiming that the reason given by Peabody as to why the club would no longer be housed in the proposed scheme was “pathetic”.

The existing Borough Triangle site is currently used by tenants including the School of Musical Theatre and temporary food market Mercato Metropolitano.
