Maslow’s Group, the hospitality platform behind Fitzrovia’s Mortimer House, has acquired Regency House, 1-4 Warwick Street, W1, in Soho.
It is understood the firm has paid in the vicinity of £35m to vendor Hermes Property Unit Trust for the 28,000 sq ft freehold property located on the corner of Warwick Street and Brewer Street.
The property comes with planning consents to turn the vacant office building into either nine residential units or a 54-room hotel.
On the ground and basement levels it is currently occupied by a Stonegate pub, The Warwick, and Japanese restaurant So.
Hospitality entrepreneur Guy Ivesha and Cain International are behind Maslow’s Group, which in 2016 acquired Mortimer House, 37-41 Mortimer Street, W1, for £26.9m and turned the six-floor art deco building into a members’ club with shared office space.
