Downing Developments has submitted plans for a huge co-living scheme at First Street in Manchester comprising 2,224 bedrooms in towers of up to 45 storeys.
The scheme at plot 11 has been designed by SimpsonHaugh and Partners.
It comprises four buildings with 1,133 studios and up to five-bedroom shared apartments, under the sui generis use class. Proposals also include a cinema, co-working space, residents’ lounge and communal kitchen, as well as 56,000 sq ft of public realm.
Downing Developments acquired the site from Patrizia last March for £18m.
Patrizia previously sought to forward-fund, build and sell the BTR scheme. However, it has been looking to realign its portfolio after the 2017 acquisition of Rockspring. Patrizia is shedding development exposure in favour of built asset management, and is still looking at different at-scale opportunities for growth
Liverpool-developer Downing Group has more than £1bn in completed development, largely focused on student accommodation and commercial holdings.
