Prologis buys Hemel Hempstead industrial estate

Prologis has bought a 138,000 sq ft industrial estate in Hemel Hempstead, Hertfordshire, from Cubic Holdings for £26m.

The industrial park on Eastman Way, has one tenant so far, removals business Cadogan Tate, which occupies three units. The remaining three units were completed at the end of last year.

Prologis own the nearby 165,000 sq ft Amazon fulfilment centre.

Levy Real Estate advised Cubic Estate; BNP Paribas Real Estate acted for Prologis.

Jeremy Grundy of Levy Real Estate said: “This is a high-quality asset which offers immediate income from the let units and also further asset management opportunities from the new-build space.

“Hemel Hempstead has strong local occupier demand and is also an established strategic location for logistics operators servicing London.”
