Radius Data Exchange: Knight Frank retains its Cardiff crown

Knight Frank tops the Radius Data Exchange Cardiff office disposals league table for the third year running despite tough market conditions.

Demonstrating its dominance in the Cardiff office market, not only did the firm dispose of the greatest total space but it also completed the highest number of deals and had the largest average deal size. This is further evidenced by Knight Frank’s involvement in the two largest deals in 2019, both at Number Four Capital Quarter (pictured): 39,714 sq ft let to Sky UK and 18,915 sq ft let to Optimum Credit.

JLL was ranked second, transacting the third-largest deal of 2019, the long leasehold sale of Lambourne House to recruitment specialist New Directions, which will be occupying 17,130 sq ft.

Regional specialist Fletcher Morgan held its own amongst national agents, coming in third, up one place from last year, and transacting a total of 66,941 sq ft.

While the total number of deals transacted was essentially unchanged year on year, a 32% decrease in average deal size resulted in overall take-up being significantly down in 2019, with only 378,922 sq ft disposed, a fall of 30% year on year and 45% down on the five-year average.
