Total value of Allsop’s May auction could top £50m

Allsop will offer 197 lots at its May residential auction, with a consolidated transaction value in excess of £50m.

Some nine lots will be guided at £1m-plus in the online-only sale on 28 May.

The highest-value investment (lot 27), pictured, is located on Old Brompton Road in Chelsea, SW5, and includes a lower-ground and ground-floor restaurant, with two recently refurbished flats and a maisonette above. The part-vacant lot currently produces £115,000 pa and is guided at £4.5m-plus.

In Birmingham, a freehold vacant site within walking distance of the city centre (lot 91) with planning permission for 20 properties is guided at £2m-plus.

Richard Adamson, auctioneer and partner at Allsop, said: “This is clearly an unprecedented time of change for the property market, so it’s good to see there is still a strong volume of activity evidenced in the latest residential catalogue. We have received a significant number of properties from committed vendors who are serious about a sale, so there are some promising opportunities for the right buyers.

“It seems that some confidence is returning to the market, and both buyers and vendors – who may have been unfamiliar with transacting via an online-only platform – feel reassured following the success of our residential auction last month. This proves that there is still a good market for buyers, and properties are continuing to shift despite the restrictive and uncertain nature of this lockdown period.”

Highlights from the catalogue include:

  • Lot 99, Balham, SW12 – a leasehold self-contained first-floor flat with three bedrooms and subject to a regulated tenancy. Guide: £300,000-plus.
  • Lot 137, Godstone, Surrey – a four-bedroom freehold house with a site area of approximately 1.36 acres with potential for redevelopment. Guide: £1.3m-plus.
  • Lot 163, Denbigh, Wales – a freehold Grade II listed coach house and former wedding venue and spa and additional staff accommodation. Guide: £400,000-plus.
  • Lot 168, Crawley, West Sussex – a freehold office building totally 15,000 sq ft with prior approval granted for 28 residential flats. Guide: £2.9m-plus.

Prospective buyers will need to register to bid remotely by 26 May.
