New plans for stalled Whitechapel scheme

Alliance Property Asia is planning to submit revised plans for 101 Whitechapel, E1, almost two years after its initial proposals.

The scaled back plans include up to 380,795 sq ft of office space and 11,130 sq ft of flexible retail within a 14-storey tower, on the vacant site at 2-6 Commercial Street and 101-105 Whitechapel High Street.

A request for an EIA Screening Opinion from Tower Hamlets Council on its plans to create the new office building in Aldgate East has been submitted.

Alliance Property Asia, an SPV incorporated in the British Virgin Islands set up to develop the project, acquired the site, known as 101 Whitechapel High Street, for £7.5m in 2016.

In 2018, APA lodged an EIA to create a 19-storey tower comprising 540,000 sq ft of office space, with South Street Asset Management and Development Managers as joint development managers.

Detailed plans (pictured) the following year stalled amid concerns around the over-development of the site and its environmental impact.

The new EIA states: “The proposals are a result of the redesign and betterment of the 2018 scheme after substantial changes to the bulk, massing and floorspace. 

“It is anticipated that the proposed development is not likely to give rise to further significant effects on the environment than previously identified for the 2018 scheme.”

Buro Happold has been appointed to advise Alliance Property Asia on the environmental issues relating to the proposed development.
