River Island boss floats Shoreditch office scheme

An investment firm chaired by River Island boss Clive Lewis has submitted plans to create a new office-led scheme in Shoreditch, E1.

Designed by Morris + Company, the warehouse-style development will create 150,000 sq ft of grade A office space between Bethnal Green Road and Redchurch Street, opposite Shoreditch station.

It will also include 15,000 sq ft of affordable workspace offered at 10% below the local market rate, and more than 11,000 sq ft of communal amenity space. A double-height gallery will create an internal street with entrances on Bethnal Green Road and Redchurch Street, with retail space along it.

In addition, a roof terrace with rooftop pavilion will provide year-round event space for the building’s tenants, while balconies and loggias will feature along the building’s façade.

The developer, Blue Coast Capital, was formed in the merger of UK & European Investments and LTG Capital.

Development of the site is expected to complete in 2024, subject to achieving planning consent by the end of 2020. Blue Coast is targeting achieving BREEAM Outstanding and Platinum Well Standard certification for the building.

“Our hope is that this best in class contemporary warehouse building will be a major catalyst for the regeneration of workspace on the city fringe,” said Blue Coast Capital director of UK real estate John Stacey.

“Its location in the heart of London’s creative sector will help to facilitate new jobs and enhance the vitality of the area. The scheme is targeting significant environmental performance criteria and it’s elegant design and robust nature also provides a flexible workspace that is adaptable to evolving working patterns, for business both now and in the future.”
