Southwark Charities to redevelop South Bank almshouses

Southwark Charities has revealed plans to redevelop the site of its ageing almshouses on Nicholson Street, SE1.

It is aiming to double the existing number of almshouses by building 62 new ones and deliver around 220,000 sq ft of office space.

The proposals also provide for a charitable hub with community facilities and an enlarged Prince William Henry pub.

Designed by Fathom Architects, features will include landscaped gardens, roof terraces and public footpaths.

Southwark Charities has been providing charitable housing on the site for more than 250 years.

The current almshouses on the site were built in 1973 and are reaching the end of their usefulness.

Chris Wilson, clerk to the trustees of Southwark Charities, said: “The charity has built almshouses in the 18th, 19th and 20th centuries, and now we need to rebuild them for the 21st century. Significant investment would be required to bring the existing units up to contemporary standards – that’s why we need to replace them rather than remodel them.

“The opportunity exists to double the provision by building 60 modern, purpose-built almshouses to meet changing regulations, including a focus on sustainability, mobility access and community living.”
