Crosstree plans 1,850 homes at Edmonton Green shopping centre

Crosstree Real Estate Partners is working up proposals for a circa 1,850-home, mixed-use scheme at its Edmonton Green Shopping Centre in Enfield, North London.

The scheme would also include around 270,000 sq ft of commercial floorspace. This, and the homes, would sit within buildings ranging from one to 35 storeys.

As part of initial proposals, the location would retain an existing leisure centre, an Asda superstore, three residential towers containing 754 homes, a bus depot and a Travelodge hotel.

An EIA request has been submitted to Enfield Council through environmental consultancy Waterman. It aims to lodge a planning application with the council later this autumn.

Construction is slated to start in late 2022, with full build-out expected by 2035. The first phase of this would complete in Q1 2026.

Crosstree bought the 495,000 sq ft Enfield centre two years ago for £72m from St Modwen Properties, after spotting the opportunity for a major resi-led regeneration project, as previously revealed by EG.

The centre’s 112-strong tenant line-up includes Betfred, Boots, the Gym Group, JD Sports, Lidl, Peacocks, Sports Direct, Wilko and William Hill. 

Crosstree is backed by the billionaire Bertarelli family and led by Sean Arnold, ex-head of European acquisitions at Starwood Capital, and Nick Lyle, formerly head of UK at Blackstone.

The northern part of the site is subject to separate proposals for 77 homes within a new nine-storey property, as well as an additional five homes in a converted office building.
