The Sultan of Brunei’s plans to redevelop Lansdowne House, W1, have been recommended for approval by Westminster’s planning officers.
The scheme would create a new building on the south side of Berkeley Square housing 325,791 sq ft of office space across nine upper floors and 24,111 sq ft of retail, restaurant or gym space across the ground and lower ground floors.
An agreement has also been entered into with Landsec to enable an off-site affordable housing provision at its already approved residential scheme at 2-4 Castle Lane, SW1, which will create 86 affordable homes.
In the report to the planning committee, officers admitted one issue with the proposed scheme was that the extra two storeys in height and increased bulk would make it a “large, imposing office building” that would “significantly change” the southern end of Berkeley Square and impact on the Mayfair Conservation Area.
One objection has been made on behalf of the Lansowne Club at 9 Fitzmaurice Place over loss of daylight and light pollution.
The scheme has been designed by AHMN and is being brought forward by CO-RE on behalf of the Sultan of Brunei. Gerald Eve is advising on the planning.
Currently the building is occupied by around 10 tenants including developers Delancey and Cortland Developments, which has a lease expiry in 2023, according to Radius Data Exchange.
