Telford plans 240-home BTR scheme in Ilford

Telford Homes is ramping up new BTR development with proposals for its latest scheme in Ilford.

The developer is working up plans for 240 homes at a 0.7 acre car park on Mill Road, close to Ilford railway station.

Initial proposals comprise three blocks of up to 25 storeys, with commercial and amenity space on the ground floor and first floor, including co-working space, a resident’s lounge and a gym.

Telford has lodged an Environmental Impact Assessment Screening Opinion Request for development with Redbridge Borough Council.

The north London suburb has become a hotbed of activity for residential developers eyeing BTR exits. Arrival of the new Crossrail line is expected to attract residents spilling out of London with close connections to the city.

Last year, Canadian investors Realstar and QuadReal bought a 294-flat scheme from Kennedy Wilson, following a £71.4m deal with M&G Real Estate. Further BTR schemes include Access Self Storage’s 42-storey One Station Road.

Telford acquired the site from Urban & Provincial last year, in a conditional sale subject to achieving planning consent. It conducted public consultation in the last quarter of 2020.

The plans have emerged in a flurry of applications from the developer after a relatively quiet year following its acquisition by CBRE. At the end of last year, Telford submitted plans for 457 flats at Alperton Bus Depot in Wembley. It is also working with SGN on a huge development at Rotherhithe Gas Works which is expected to deliver at least 4,500 new homes.
