McHugh raises £37m in record-breaking January sale

McHugh & Co recorded its largest total to date last month, when it raised £37.3m.

The total – no doubt boosted by the likely end of the stamp duty holiday at the end of March – was well ahead of its previous high of £30m in December.

The January sale saw 156 lots find buyers from 165 offered, a 95% success rate. Only three lots were withdrawn prior.

More than 100 lots sold for prices under the £500,000 stamp duty threshold. Larger lots included three properties sold for £1m-plus.

In Muswell Hill, N10, a six-bedroom freehold terrace house (lot 29) with potential for conversion to flats sold for £1.3m. In Hampstead, NW6, a ground floor flat and maisonette above (both vacant) also sold for £1.3m (lot 31). And in Essex, a development opportunity adjoining Romford Golf Course went for £1.4m. The 15,000 sq ft site is occupied by a vacant building arranged as 16 unmodernised flats with a large communal reception room.
