Hortons’ Estate secures planning approval for new retail park

Birmingham-based property firm Hortons’ Estate has gained consent from Sandwell Metropolitan Borough Council to build a 65,000 sq ft retail park in Oldbury, replacing a former Toys R Us store.

The Birchley Island Retail Park development, on Wolverhampton Road, will see the sub-division and substantial external refurbishment of the existing store to create two new retail facilities.

B&M has already signed for a new 20,000 sq ft store, which includes a 5,000 sq ft garden centre.

Canadian coffee chain Tim Hortons has agreed lease terms for a new 2,800 sq ft drive-thru restaurant at the retail park.

A third prospective store measuring 20,750 sq ft is under offer. Hortons’ will also construct an extension to the existing building to create a further 16,000 sq ft unit, earmarked for leisure use.

An existing McDonald’s drive-thru restaurant will remain part of the scheme.

Works are expected to commence on site, which has been empty for more than two years, in spring 2021.

Steve Tommy, head of asset management at Hortons’ Estate, said: “Sandwell Council has been very supportive of our vision for the redevelopment of the site and the potential it offers to create jobs for local people.

“This is a prime location that is clearly attractive to retail and leisure operators, despite challenging market conditions.”

Birmingham-based retail and leisure agency Wright Silverwood advised Hortons’ Estate on letting the proposed units.
