Inland Homes has been granted planning consent for 583 flats, including build-to-rent homes, at the Homebase site on Fulbourne Road in Walthamstow, E17.
Waltham Forest Council’s planning committee approved the plans for the Patchworks scheme at the meeting on 2 March.
The development comprises eight buildings of up to 18 storeys on the 4.4-acre site to replace the 86,000 sq ft garden centre. It includes 35% affordable housing, as London affordable rent and shared ownership, with flexibility between sale and BTR for the 409 private-market homes.
Patchworks also incorporates a linear forest, rooftop gardens and 126,000 sq ft of public space, alongside further amenities including ground-floor retail. The site is located 1km from the town centre and mainline train station.
Inland Homes has estimated a four-year build for the scheme. The consent comes as Inland ramps up its partnerships business by procuring sites for external investors as it seeks to expand its BTR and affordable housing business with schemes in Greater London and the commuter belt. In recent months the developer secured sales with PGIM Real Estate and Delph Property’s Kooky.
