Galliard strikes debut retirement living deal

London’s largest private housebuilder Galliard has agreed a deal with Probitas Developments and O’Shea to build its first retirement living schemes.

The partners are planning a £40m debut development on a six-acre site in Lower Shiplake, near Henley-on-Thames.

The scheme will comprise 65 homes, with flats, cottages and penthouses, set in landscaped communal gardens. There will also be a village clubhouse containing a bistro, bar, gym and care services.

Construction at Lower Shiplake will begin later this year. The partners are seeking additional locations with schemes of up to 100 homes around London and the South East.

Stephen Conway, executive chairman at Galliard Homes, said: “Our partnership aims to help solve the significant undersupply of purpose-built premium retirement accommodation in the UK. By 2050 the UK retirement population is set to double and there needs to be new custom-designed housing with services to meet this demand.”

The venture launches as the sector steps up calls for government to support expansion of retirement living. In the wake of the pandemic, industry figures are demanding a taskforce, planning reform and fiscal measures to boost housing and care for the elderly.
