Developer Dominvs is exploring a sale of a potential 238-bed co-living scheme at The Green in Southall, Middlesex.
After purchasing the 0.2-acre site in 2019, it has worked up two potential 22-storey schemes with designs from Formation Architects.
Dominvs has engaged Ealing Council in pre-application discussions over a 238-bed co-living scheme or a traditional residential scheme of 95 flats. It has explored a variety of co-living unit types, ranging from 21 sq m to 48 sq m, with amenity space on the ground floor, first floor and top floor. Initial proposals have sought to include 5 sq m of amenity space per co-living unit.
The site is located 150m to the south of Southall Station, a short distance from the Uncle Southall BTR scheme and Montreaux’s 2,000-home regeneration at Margarine Works.
Ealing Council has been receptive to co-living, with a number of schemes across the borough, ranging from the Collective’s iconic Old Oak Common site to more recent proposals from Hallmark Property.
Dominvs has instructed Savills to market the site with a guide price of £4.25m, but anticipating bids in excess of this. The developer is not committed to a sale, rather exploring opportunities for the development. According to Land Registry documents, Dominvs purchased the land for £3.45m in 2019.
Last month, Dominvs also sold a 3.6-acre site in Wembley with consent for 493 flats to Regal London and ICG Real Estate for £35m.
The developer is also reworking plans for the development of the former Hammersmith Magistrates Court, seeking to replace plans for a 23-storey hotel with student accommodation, which it said would be more resilient in the wake of the pandemic.
A spokesperson for Dominvs Group said: “We remain committed to delivering a residential scheme on the Southall site.
“We have appointed an agent for the site to simply get a sense of the current market as well as better understand options for the site. It is unlikely that these exploratory discussions will lead to a transaction.”
The marketing materials state any sale will be agreed by 19 May.
