London Square and Moda revamp Nine Elms with BTR and affordable housing

London Square and its BTR operator Moda Living are advancing plans for build-to-rent and affordable housing at the Royal Mail site in Nine Elms, SW8.

The pair exchanged contracts to acquire the £100m development site earlier this year.

They are seeking to revise the existing plans for the final plots – E, F and G – which currently have outline consent for 759 flats.

New plans seek to revise the tenure at site F, which has permission for 273 flats across three buildings of up to 15 storeys dedicated to rental.

The developers have proposed 46 London affordable homes in one block (F1) and 197 BTR homes and 30 intermediate affordable (shared-ownership or discount market rent) across two blocks (F2 and F3). The BTR product will also include enhanced residential amenities in a ground-floor Moda Hub.

Plot G will remain a for-sale product, with 186 flats in a 22-storey tower. However, there will be revisions to the design, with a new facade, materials and an increase to the building’s footprint.

Architects Allies and Morrison, Gort Scott and Morris + Company have worked together on the designs. London Square and Moda Living are awaiting a verdict on the revisions from Wandsworth Council, with a proposed start on site this summer.

The site also has consent for a further 297 flats on plot E, where it is expected to boost the affordable housing alongside BTR, and will bring this forward with detailed plans at a later date.

The scheme will be the first central London site from BTR giant Moda Living, following expansion in the regions in partnership with Apache Capital.

It is also the first BTR site for London Square. The developer, which is backed by Ares, has sought to diversify its business through partnerships, typically through block sales to investors. More recently, it has also launched an affordable housing arm, Square Roots, which it will seek to register as a provider of social housing to be able to receive grant funding and operate social housing.

London Square and Moda Living both declined to comment.
