Apsley House Capital has joined forces with Birmingham-based landowner Gooch Estate to work up plans for 642 homes in Birmingham Southside.
The pair have lodged plans for a residential-led scheme with 20,000 sq ft of commercial space on Lower Essex Street.
Birmingham LGBT has agreed a 20-year lease on around 5,000 sq ft of space for its new headquarters, subject to planning.
Designs from Claridge Architects will see three blocks of flats, rising to a maximum of 27 storeys. The scheme includes two landscaped courtyards, a roof terrace and a new pedestrian boulevard and public square.
Robin Norstrom, director at Apsley House Capital, said: “Southside is an area of the city we have a lot of affection for and want to make a positive contribution to, through the provision of high-quality, well-designed homes that meet modern living preferences.”
Claridge Architects also led on Apsley House’s 752-home Soho Wharf. In May, Apsley House agreed a £160m forward-funding deal with Swedish investor Heimstaden Bostad, for its first build-to-rent scheme in the UK.
The architect also designed the 379-home Timber Yard scheme for Galliard and Apsley House, also in the Southside district, which received planning consent in 2018 and is currently under construction.
Marcus Claridge, founder of Claridge Architects, said: “Building on the extensive research and design undertaken on Timber Yard in particular, the proposal incorporates facade strategies that reference the late 20th century industrial buildings found in the Southside and Digbeth areas, allowing the scheme to sit comfortably in its local architectural context.”
