IMMO Capital launches first European housing fund for retail investors

Investment platform IMMO Capital has launched the first European, single-family residential investment opportunity to retail investors.

Using the Exporo tool, the platform raised €3m, backing seven rental assets in Hamburg with plans to expand this to multiple pan-Germany portfolios.

The platform digitally sourced and evaluated over €500m of deals to assemble a curated portfolio of refurbished SFR units in central Hamburg. The portfolio was leased and then tokenised and sold to investors using Exporo’s blockchain technology.

The tool allowed investments as low as €25. Consumers can then trade their shares digitally on the platform.

IMMO Capital uses machine learning to source, underwrite and structure single-family residential assets into large portfolios for investors to deliver stabilised rental income and capital appreciation.

Hans-Christian Zappel, chief executive and co-founder of IMMO Capital, said: “This provides opportunities for investors in all categories, from institutions through to retail investors. The speed of take-up of this portfolio demonstrates the appetite for this product, from those looking to access professionally-managed real estate investments in prime German locations.”
