A £40m office building on the site of a former canalside factory in north Shoreditch has been given the green light by local authorities.
The Tiller Building, developed by Southern Grove and sitting on the banks of the Regent’s Canal on Orsman Road, N1, will contain 40,000 sq ft of office space, terraces looking out towards the City of London and a café.
One-tenth of the six-storey building will be allocated to affordable office space, and the scheme will provide 106 cycle spaces on site.
The scheme went through several design changes intended to make the most of the views available of the waterway and towards the city, following feedback from the London Borough of Hackney, Canal River Trust and local residents.
It is the latest example of the so-called Shoreditch sprawl, as high rents in central Shoreditch push companies into outskirt areas such as Haggerston, leading to an increase in commercial development.
Southern Grove boss Tom Slingsby said he expected the trend to continue “for years” as a result.
“What The Tiller Building offers is an oasis where workers can enter the building in central London, but emerge at the rear with a feeling that they’ve been transported to another place, well out of the city and surrounded by water and greenery.
“Views like this are highly prized in London and the building really takes advantage of its location. It’s this beauty which is pulling companies away from central Shoreditch north towards the canalside avenues, as they seek better value.”
