Newgate Street office block revamp gets green light

LS Estates has received planning permission from the City of London Corporation to redevelop 7 Newgate Street, EC1.

The developer will extend the block into a 75,000 sq ft office building for investment manager, Doric Partners, and add a new 1,300 sq ft rooftop pavilion.

The pavilion will be accessible to all occupiers in the building, and will include urban greening such as “native tree planting, wildlife friendly shrub and herbaceous planting”. Private terraces will be built on the sixth and seventh floors.

Designed by Morrow + Lorraine, work is due to start on site in September, with completion scheduled for May 2022.

“The entire consultant team is focused on both the customer experience and the environmental performance of the building. We have optimised energy use and carbon emissions, reduced water use, and provided for ecology and biodiversity in the landscape design,” said J-J Lorraine, director at Morrow + Lorraine.

Savills has been appointed as sole leasing agent on the building. Stuart Lawson, director at the agency’s central London offices team, said: “Once completed, 7 Newgate Street will offer top-quality office space with some of the best amenities for tenants available in the market, with the rooftop pavilion being a particularly appealing feature to occupiers.”

Hunter Booth, also a director at Savills’ central London offices team, added: “Close to Farringdon and Clerkenwell, the location has fantastic connectivity and is home to an increasingly diverse set of occupiers, so we foresee the space will see healthy demand from potential tenants.”

Recent lettings nearby include TikTok’s take-up of 90,000 sq ft at Helical’s Kaleidoscope building and Snapchat’s deal for 115,000 sq ft at HB Reavis’s Bloom.
