Flexible working company Work.Life is to open a new co-working space, its ninth, at Legal & General’s 120 Aldersgate Street in Farringdon, EC1.
The 13,000 sq ft premises are set across the refurbished ground and first floor of the building, and will include hot-desking facilities, private offices and meeting rooms, communal spaces, a private courtyard and a winter garden.
The space, which is set to open in October, was recently awarded a gold rating on air quality from monitoring company AirRated.
It brings Work.Life’s portfolio of managed space to more than 150,000 sq ft, stretching across London, Reading and Manchester and including 3,000 office users.
David Kosky, co-founder of Work.Life, said: “Post-Covid, we have already begun to see rising demand from the flex market, especially in the sub-5,000 sq ft market, as occupiers look to downsize.
“We are delighted to be working with L&G and to add them to our growing number of institutional partners.”
Legal & General bought the freehold to 120 Aldersgate Street for £25.7m in 2014, according to EG Radius, and has since refurbished the site.
Andrew Mercer, office sector lead for Legal & General Investment Management, said: “We look forward to partnering with Work.Life at Aldersgate Street as it provides our occupiers with greater flexibility, including core and flex capability.
“Coupled with our Capsule and recently launched managed option, available on all LGIM vacant spaces, we are seeking to offer occupiers greater choice in how they lease space from us.”
