Council sell-off pushes SDL’s October total to £25m

A collection of unused Derbyshire County Council properties performed well at SDL Property Auctions’ latest national sale.

A Grade II listed cottage, stone barn and outbuildings in Rowsley, three miles from Derbyshire’s Chatsworth estate, sold for £360,000 from a £130,000-plus guide. There is potential for conversion into a large dwelling or holiday let, subject to planning (lot 1).

The former infant and nursery school in the village of Church Gresley sold for £500,000 from a guide price of £295,000-plus. Informal planning advice from the local authority supports the creation of around nine homes on the 0.48-acre site (lot 16).

In Belper, a former care home sold for £735,000 from a guide price of £425,000. Ada Belfield House is within walking distance of the town centre and railway station and has planning permission for demolition of the care home and the development of up to seven houses (lot 20).

Managing director and auctioneer Andrew Parker said: “The sale has come about as a result of the care home relocating to a brand new building which also houses the town’s new library – and we were pleased to have handled the sale of the old library building exactly a year ago, too.”

In Glossop, a pair of terraced properties which have been knocked into one to use as council offices sold for £188,000. The property close to the town centre offers potential to be converted back into residential (lot 15).

The Derbyshire County Council lots contributed to a £16.9m total from 131 lots sold in SDL’s 28 October national sale, a 73% success rate.

SDL’s other online auctions across the month – including a £744,000 sale for Knight Frank – brought its total for October to £24.9m.
