Henderson Park has secured a funding deal with South Street Asset Management for the delivery of 101 Whitechapel High Street, E1, a major office-led development adjacent to Aldgate East Tube station.
The two will work together to get planning permission for the £450m, 280,000 sq ft scheme which was designed by Foster + Partners.
The proposals will see the building’s four-storey Victorian façade retained, with an office and retail scheme behind.

The site will target BREEAM Outstanding and WELL Platinum certifications, while the offices will incorporate affordable workspace and a number of external terraces.
Nick Weber, founding partner of Henderson Park, said the scheme was “a significant opportunity”.
“Built to the highest sustainability standards, the project’s innovative design, combined with the people-focused and ‘smart’ office space we are proposing, align perfectly with the enhanced standards the modern occupier demands.
“As our recent investment track record demonstrates, we have high confidence in London’s continued position as a world leading city, which is supported by the ongoing recognition amongst businesses of the importance of the office as a place of work and collaboration.”
It comes after years of transformation for the area, which is now sold as a major hotspot for innovation and enterprise clients, as well as for finance and professional services firms.
Law firm Addleshaw Goddard advised both South Street and the seller.
