City Corp approves Brockton Everlast’s 23-storey office tower

Developer Brockton Everlast has received planning permission to build a new 23-storey office tower at 115-123 Houndsditch, EC3.

The scheme will include more than 600,000 sq ft of new office space, as well as retail and community floorspace. The building would deliver half of one year’s target for additional office floorspace across the City, as set out in the Draft City Plan 2036.

The proposals attracted several objections over the size of the building, its impact on daylight for neighbours and the loss of Clothier Street.

However, Alastair Moss, planning chair at the City of London Corporation, said: “With ambitious sustainability credentials, a focus on occupier wellbeing and offering in-demand flexible office floorspace for all variety of business, this development on Houndsditch will be an exemplar of the future of the Square Mile.”

Brockton Everlast said it will cut operational carbon emissions by 44% and reduce whole-life carbon emissions.

The plans include thermal stores to retain heat for use during colder months, with a heat exchange scheme to share the excess waste heat, which cannot be stored, with the neighbouring Middlesex Street Estate.

Development director Richard Berry said: “This scheme has been designed from the start with a relentless focus on carbon reduction.

“We tasked the architects to create an exceptional and sustainable design – one that delivers a vastly improved operational carbon footprint as part of our goal to future-proof the building for the next generation of net-zero occupiers.”
