BentallGreenOak Farringdon retrofit office scheme gets green light

BentallGreenOak is to turn four former warehouses in Farringdon into offices via retrofitting after receiving planning consent from Camden Council.

The developer will revamp and extend the buildings at 143-157 Farringdon Road, EC1, into a 66,000 sq ft office-led scheme designed by Fathom Architects.

The developer hopes the project will be a significant improvement to the carbon footprint of the assets, in part because of its decision to retrofit rather than redevelop.

Contractors will carry out a total overhaul of the building’s energy and plumbing systems, which will target a 32% reduction on Greater London Authority benchmarks on whole life carbon performance.

Meanwhile, they will also install a natural ventilation system on all floors and a 3,000-sq-ft roof terrace in a bid to make the building more welcoming to potential occupiers.

The available workspace will be increased by nearly 10,000 sq ft as part of the scheme, with improvements such as added co-working areas, cycle storage, showers and other amenities.

Ker Gilchrist, who heads up BentallGreenOak’s core UK fund WELPUT, said the developer was focusing on quality over quantity for the building’s workspace, and that the building would suit “aspirational occupiers”.
