Landsec is working up plans to demolish an office building at Red Lion Court, SE1, for a new 11-storey, net-zero development.
The development, next to the FT Building, will offer retail and restaurant space on the ground floor. The offices on the upper levels will include affordable workspace.
The office aspect will measure around 335,209 sq ft, while the retail and restaurant element will span about 15,000 sq ft.
Avison Young, which is advising Landsec on environmental matters, said in an EIA screening report that there was an “aspiration for every upper floor to contain a roof terrace or winter garden”.
An extended basement has also been proposed at the site, which measures 0.5ha. The existing office building has seven stories above ground level with a basement.
AY said an energy strategy will be developed that avoids reliance on energy generation from on-site combustion, explores passive and hybrid measures and considers battery storage technology.
Works on the scheme, which is designed by architects at BIG, are expected to be completed by 2026. Gerald Eve is the planning consultant.
Several sites in Borough are undergoing development. Last week Southwark Council approved plans to redevelop 17-21 Risborough Street, SE1, into a 20,000 sq ft office building.
There are five approved schemes that sit within 250m of Red Lion Court. These are: the FT Building at 1 Southwark Bridge Road; Borough Yards at 1 Bank End; Triptych Bankside at 185 Park Street; The Forge, Bankside; and Rose Court at 2 Southwark Bridge.
