Harworth submits fresh plans for 2m sq ft industrial site

Regeneration company Harworth Group has lodged new plans for up to 2m sq ft of industrial space at Gascoigne Wood in Yorkshire, along with proposals for an 800,000 sq ft scheme at Skelton Grange.

Gascoigne Wood is a 185-acre former colliery site in Sherburn-in-Elmet, North Yorkshire. Harworth has been seeking approval for the project since 2018, but Selby District Council has rejected plans several times amid concerns associated with building on greenfield land.

Skelton Grange, a 50-acre site adjacent to Junction 45 of the M1, to the south-east of Leeds city centre, was formerly the location of a power station. Harworth originally bought the site in 2014. In April 2020, it sold 19.5 acres of land at the site to Enfinium to develop a new energy-from-waste facility, which is expected to be operational in late 2023.

Harworth’s plans for Skelton Grange (pictured above) would see the development of industrial and logistics space across up to five units, ranging from 126,000 sq ft to 202,000 sq ft.

Both developments form a part of the company’s strategy to double the size of its business over the next five to seven years.

Chris Davidson, associate director for major projects at Harworth, said: “The proposals at Gascoigne Wood seek to capitalise on the rail connectivity, and the site has the ability to attract major inward investment and deliver supply to meet the projected demand arising from rail freight growth in the UK. At Skelton Grange, we will provide up to 800,000 sq ft of industrial and logistics space with great connectivity to Leeds city centre.”
