A former bus depot site in Guildford, Surrey, will be offered in the first Allsop residential sale of the year with a guide price of £3.7m-plus.
The site (lot 54), spanning just under an acre in the town centre, is guided at £3.7m, making it the highest value lot in the catalogue of 190 assets for the 17 February sale.
The former depot is vacant and offers future change of use potential. The seller has agreed to let it to operator Stagecoach for three years (with a landlord’s break option after two years) at a rent of £120,000 per annum.
According to Allsop’s website, the site’s lease is due to be signed prior to the auction date.
It is one of 12 lots offered with a guide price of £1m or above.
Richard Adamson, partner and residential auctioneer at Allsop, said: “The residential market proved to be a safe haven for investors last year, and, as Covid restrictions ease and the UK economy picks up pace, we anticipate plenty of appetite for residential property from buyers over the coming months.”
