Panattoni secures sweet Hotel Chocolat prelet

Logistics developer Panattoni has signed lease agreements with supply chain management business iForce and chocolatier Hotel Chocolat, taking its 1.7m sq ft Panattoni Park in Northampton to full occupancy.

Hotel Chocolat has inked a 10-year lease for a 429,107 sq ft facility, while iForce has agreed a 10-year lease for 376,915 sq ft.

The lettings come after logistics company 4PX Express signed a 15-year lease for a 250,000 sq ft facility in November last year.

The first phase of the park, which spanned 625,000 sq ft, was prelet to Eddie Stobart in 2019.

All three buildings in the second phase were speculatively developed to a BREEAM rating of Excellent and an EPC A rating.

Oliver Bertram, development director at Panattoni, said: “Letting more than 1m sq ft to three different companies in just five months reflects the importance of Northampton as a logistics location, and the attraction of the park to occupiers.

“We are experiencing high occupier demand for immediately available logistics space, which justifies our commitment to a major speculative development programme in the UK.”

Paul Thirkell, managing director of iForce, said: “The location is of strategic importance within our network and located next to three other Culina Group warehouses, creating significant synergies across the group companies.

Savills and Burbage Realty were the letting agents for Panattoni. Roebuck acted for iForce and Bidwells advised Hotel Chocolat.
