Brookfield life sciences spin-off ARC is expanding its Motherlabs concept in Hammersmith, W6, with the addition of a 121,000 sq ft science and tech lab building, known as the Refinery.
The development at ARC West London, formerly known as Manbré Wharf, is located close to Imperial College’s medical training and research campus within Charing Cross Hospital.
The Refinery received planning consent in early 2021, when it was a part of Arlington. Brookfield acquired Arlington from TPG Real Estate Partners for £714m in mid-2021. Construction will begin later this year, with completion expected by 2024. The building will combine flexible wet and dry lab space and R&D facilities, with amenities including restaurants, cafés, event and presentation studios.
ARC launched Motherlabs in July, offering an initial 122,000 sq ft of space. The west London cluster is now 60% occupied with the most recent leasing deals signed with Sania Therapeutics, Epsilogen and GENinCode. The trio has taken space in the brand containment level 2 lab spaces, ranging from 670 sq ft to 1,600 sq ft.
Daniel Pagella, senior director for asset management at ARC, said: “West London is a strategically important location for innovation, with leading research institutions and universities, it is a natural choice for life science organisations. Refinery will meet the need for space and drive growth of the west London science community, and ultimately help support the local and national UK economy.”
The company last week announced a £1bn investment plan into Oxfordshire alongside the launch of Motherlabs Oxford.
