Kennedy Wilson signs three to Dublin’s Kildare Street

Kennedy Wilson has let 50,000 sq ft at its Dublin office development 20 Kildare Street.

The newly completed 65,000 sq ft scheme, a collection of buildings in the heart of Dublin’s business district, is now 76% occupied by Dentons, Aircastle, and a global investment management firm.

Dentons has also taken No 21, the largest of a quartet of refurbished Georgian buildings, which date back to 1750.

The redevelopment is expected to generate a yield on cost in excess of 7% when the remaining 16,000 sq ft is leased.

Kennedy Wilson president Mary Ricks said: “We are thrilled to bring this landmark office redevelopment to completion and to attract three top-tier occupiers in short order, which speaks to the continued demand for efficient, intelligent buildings that enable collaboration, connectivity, and promote the wellbeing of occupiers.”

She added: “20 Kildare Street truly represents the best of both worlds – a heritage feel with a functionality of modern space.”

Kennedy Wilson submitted plans for the redevelopment in 2017 after assembling a portfolio of existing properties, including the four Georgian buildings. It committed to restore the historic facades and construct a new triple-height glazed atrium to connect the street-side buildings and ground-floor reception with external landscaped courtyards and seven stories of grade-A office space tucked behind.

A new terrace on the sixth floor provides views of St Stephen’s Green, the Shelbourne Hotel, and the National Museum.

The development has secured LEED Gold and WiredScore Platinum, and is targeting WELL Gold certification.
