What is operational real estate?
OPRE refers to any property investment where the return is directly and deliberately linked to the revenue of the business conducted from the premises.
Some of the most established examples are in the residential sector, with purpose-built student accommodation, build-to rent and later living assets. However, OPRE can cover all asset classes, and flexible or serviced offices are an often cited example.
Once considered niche because of its focus on “alternative” investments, OPRE is increasingly seen as a mainstream growth opportunity, as a 2021 report from the IPF explains. And a report from Savills on resi OPRE forecasts a potential market of £880bn at maturity.
