McLaren Construction Group has been appointed to deliver the first phase of Konect 62, a 1.4m sq ft tri-modal logistics and industrial scheme in Yorkshire.
The move follows the acquisition of a 136-acre site by a joint venture between Henderson Park and Cole Waterhouse for £54m. A development debt facility was also signed with BentallGreenOak to enable the initial phase to get underway.
Construction is set to kick off with 1.1m sq ft of warehouse space across four buildings, all designed to BREEAM Excellent sustainability standards.
This will include Big K, a 735,000 sq ft facility, one of the largest ever delivered in the North of the UK, as well as three further warehouses of 161,000 sq ft, 151,000 sq ft and 55,000 sq ft.
There are currently plans under review to enlarge the scheme to 1.8m sq ft amid strong occupier demand, with proposals to be submitted to the council in 2023.
Cole Waterhouse managing director of industrial and logistics David Nuttall said: “We plan to be on site within four weeks, with completion from the third quarter of 2023.”
Henderson Park managing director Christophe Kuhbier said: “This strategically located site is placed to deliver much needed capacity into the undersupplied Yorkshire industrial market, with local vacancy rates of 2.2%.”
DTRE and Sixteen Real Estate are acting as joint letting agents for the scheme.
