Trammell Crow Company has submitted planning application to Rochdale Borough Council to develop a logistics site in Heywood, in the north-west of England.
The 27.8-acre site, on Manchester Road, is being used by the Department for Work and Pension for storage. The DWP is due to vacate in early 2023.
The developer aims to replace the existing buildings with a circa 492,500 sq ft logistics facility spread across three spaces to be used for storage and distribution and offices with vehicle, pedestrian, and cycle access as well as landscaping.
TCC said it has worked closely with Rochdale council and local stakeholders for the pre-application process for the site, which the developer acquired earlier this year.
The project is targeting BREEAM Excellent certification and seeks to deliver increased biodiversity to the site though an extensive landscape masterplan.
The site is located within one mile of junction 19 of the M62, four miles of three major motorways (the M60, M62 and M66), and an hour’s drive of the port of Liverpool, Manchester Airport, Liverpool John Lennon Airport, and Leeds Bradford Airport.

Ashton Smith have been appointed as the project architect and Gerald Eve as planning advisers.
