TfL’s Barkingside scheme to deliver 98 homes

Plans for 98 affordable homes on TfL-owned land next to Barkingside Underground station have been approved by Redbridge Council.

Regeneration specialist Vistry Partnerships and housing association Peabody have worked to bring the development forward, alongside TfL’s wholly-owned property company TTL Properties.

The Sheppard Robson-designed scheme in East London will deliver homes across three buildings and provide a mixture of shared ownership and social rent homes.

TfL said the new homes, to be built on land previously used as a builder’s yard, had been designed to be car-free with the exception of Blue Badge parking for residents. Each of the buildings will offer cycle storage.

Renewable sources of energy, including air source heat pumps, will be used to power the development. Green roofs, allotments and communal gardens will also feature.

As part of the wider scheme, the station’s car parking will be reconfigured, with new pedestrian crossings, solar lighting and secure public cycle parking. The proposals will also contribute towards future play space at the Fairlop Waters Country Park.

Rachel Wood, property development manager at TfL, said: “Now more than ever, it is vital that we continue to use our land to help tackle the housing crisis and deliver the high-quality homes the capital urgently needs. This scheme also makes sure the local community benefits by enhancing the public realm, including improved cycle parking and new pedestrian crossings to support the local area.”
