McLaren submits 45-storey Leeds BTR plans

McLaren has submitted plans for a build-to-rent and office scheme at Wellington Square in Leeds.

The mixed-use BTR-led development, designed by Glenn Howells Architects, will create a gateway to the West End of Leeds, rising above a 2.47-acre site between Wellington Street and Lisbon Street.

The plans will deliver 464 BTR homes in a 45-storey building, alongside 364,000 sq ft of commercial space in two 14 and 15-storey buildings.

A new public square will also be delivered at the heart of the scheme, connecting the neighbouring developments.

Matthew Biddle, managing director at McLaren Living, said: “Wellington Square will be a sustainable, permeable and vibrant new neighbourhood for the West End of Leeds, with placemaking and sustainability at its heart.”

The plans will target BREEAM Outstanding and Nabers six-star ratings. The residential building will benefit from 100% electrical heating, high-efficiency energy systems, photovoltaics and mechanical ventilation.

The BTR tower will have amenity uses on the ground and first floors, as well as a sky lounge with panoramic views from the 45th floor.

The two office buildings will have private south-facing terraces at various levels and a dedicated entrance for cyclists, who will be able to access 464 spaces and facilities in the basement directly from Leeds city centre’s cycle highway.

McLaren Property has a strong regional pipeline of projects, with developments valued at around £700m already in progress, including a 473-bed student accommodation scheme on the site of Leonardo Printworks in Leeds’ Civic Quarter.

McLaren Living is also bringing forward 375 BTR units at the £85m Beck Yard scheme, located in Leeds’ South Bank regeneration area.
