Bristol 2m sq ft logistics scheme gets the go-ahead

Approval has been given for the delivery of a prime multi-modal scheme on a 101-acre site at Central Park in Avonmouth, Bristol.

To be known as Axis Works, the new development will comprise a 1m sq ft building alongside three other facilities ranging in size from 273,000 sq ft to 348,000 sq ft. All of the developments will have an integral Cat A office space, outdoor gyms and breakout facilities.

The buildings will also feature PV-ready roofs, air source heat recovery heat pumps, bicycle shelters, EV-ready charging and the use of recyclable materials.

The project is targeting a BREEAM Excellent rating, an EPC A grading and net-zero carbon in construction.

Stoford, as development partner, will deliver the scheme, which was acquired in December 2020 by Vancouver-based Epta Development Corporation. Construction of build-to-suit facilities is expected to begin in the first quarter of 2024.

Chris Tsakumis, principal at Epta, said: “Since our acquisition in late 2020, we have worked closely with our team of UK consultants to envisage a masterplan that will meet the demands of modern occupiers with a programme of development focused on sustainability, flexibility and innovation.”

Dan Gallagher, joint managing director at Stoford, said: “Axis Works has the potential to become a world-class logistics and distribution park, creating jobs and economic growth in a strategic location for logistics operators. We can deliver accommodation with significant power, to suit a variety of occupier needs, and anticipate significant interest in the scheme.”

Epta and Stoford were advised by the planning team at Gerald Eve.

The scheme is being marketed by retained agents Knight Frank and CBRE.
