Breakthrough Properties has set out its development plans for a 132,588 sq ft research and development facility at St John’s Innovation Park in Cambridge.
The building, called Vitrum by Breakthrough, will consist of five storeys and be located on a 1.8-acre site.
Breakthrough, which is a joint venture between investor Tishman Speyer and biotechnology investment firm Bellco Capital, bought the site in May last year.
Under the proposals, the development will offer “maximum flexibility and adaptability” for a range of scientific uses. It is designed by architectural studio Henning Larsen.
The ground floor will feature a co-working area, event space and café. Works are expected to start next year, with occupancy to begin in 2026.
The project is targeting a BREEAM Outstanding rating, as well as WELL Platinum, WiredScore and ActiveScore credentials. It will operate without fossil fuels and will include all-electrical heating and cooling systems.
