Developers Graftongate and Cilldara Group have secured planning consent to turn a former Holiday Inn complex into a speculatively-built industrial and logistics scheme in the West Midlands.
Walsall Council has granted permission for the redevelopment of a former Holiday Inn complex on a vacant 5.4-acre site off Wolverhampton Road West in Bentley, Walsall.
Graftongate will speculatively develop a single 90,000 sq ft unit on a design and build basis, including office space and parking.
The new development will be called Walsall 90. It will target BREEAM Excellent and an EPC A+ rating, providing net zero in occupation.
Sustainable technologies and features will include photovoltaic panels, EV charging, a high performing envelope, low-energy LED lighting and SUDs.
The scheme will also include a 40m deep yard and 14m haunch height. Works are expected to complete by Q1 2024.
Christian Smith of Savills, which has been appointed as joint agent on the scheme alongside JLL, said the site is “perfectly placed for occupiers looking for excellent motorway access”.
Carl Durrant of JLL said: “Walsall 90 will have a lot to offer occupiers, including a superb and highly-specified building, along with a really strong labour force in the immediate area.”
