Victoria office block set for redevelopment

Elwood Fund Management’s plans to redevelop an office block at 38-44 Gillingham Street, SW1, are recommended for approval by Westminster City Council next week.

The proposals, which are being managed by Landid, include the partial demolition of the existing building, which would maintain around 60% of its original structure, and an extension to provide a 101,740 sq ft nine-storey office block.

The 1970s office-led building comprises two elements; the front contains a basement, ground and seven upper floors and the rear element comprises ground and three upper floors.

The new building would also have a 1,076 sq ft café at ground floor level, roof terraces and a public garden. It would also be all electric, as well as targeting BREEAM Excellent and will be fitted out to CAT A standard.

Planning documents drafted by Gerald Eve said that the proposals “seek to upgrade and extend poor-quality office accommodation at the site with modern, fit for purpose floorspace”.
