Logistics firm Lloyd Fraser has signed for Delin Property’s 163,000 sq ft unit at Magna Park in Lutterworth.
The crossdock warehouse, XDock 163, at the Midlands distribution hub, is one of five big-box warehouses owned by Delin across the UK, totalling 1.17m sq ft.
XDock 163 features 22 dock doors and three level-access doors. Inside, the property has a 12.5m clear height, with the storage potential for 17,000 pallets, 360-degree circulation for heavy goods vehicles and a low 40% site cover.
Duncan Jarvis, head of portfolio management at Delin Property, said: “This is a great outcome for our UK portfolio and underscores the quality and location of this property. We signed at an attractive rent with Lloyd Fraser utilising the existing racking and fit-out as a plug-and-play solution, limiting how long the property stood empty after the previous occupier vacated it in the first quarter of this year.”
The UK and Netherlands-based investor owns and manages £1bn of properties in the UK, Spain and the Netherlands as well as managing a portfolio of assets in its Dutch Core/Core Plus Logistics Fund on behalf of institutional clients.
