DeTrafford has been given the go-ahead for the development of the 237-home Phoenix Works project on Ellesmere Street in Manchester city centre.
The site is currently occupied by the building known as Phoenix House, which will be replaced by two residential blocks of 13 and 11 storeys.
The smaller building would sit opposite Talbot Mill at 44 Ellesmere Street, which was converted into 200 flats by Capital & Centric.
Phoenix Works will comprise a mix of one- and two-bedroom flats alongside two-bedroom duplex townhouses and two-bedroom duplex penthouses. The plans also include 4,000 sq ft of flexible commercial space.
The project forms the final phase of DeTrafford’s wider Castlefield regeneration masterplan, comprising Roof Gardens, St George’s Gardens, City Gardens, Sky Gardens and Gallery Gardens.
Manchester City Council’s decision to approve the scheme comes despite special purpose vehicles behind the 420-flat Gallery Gardens and the 166-flat Sky Gardens schemes being put into administration earlier this year.
Prior to that the SPVs behind City Gardens, a 109-flat scheme, and St George’s Gardens, comprising 138 flats, fell into administration in September 2022.
The Roof Gardens scheme was completed in 2018 and its SPV is not in administration.
