Manchester City Council has given a green light for the delivery of a cycle hub and two office buildings in Mayfield.
The developments form a part of the wider £1.5bn regeneration project, featuring 1,500 new homes, 1.6m sq ft of commercial space, 300,000 sq ft of retail and leisure facilities and 14 acres of public realm.
Mayfield Park, spanning 6.5 acres, sits at the heart of the scheme. The park was delivered in September last year, marking the opening of the city centre’s first green space development for more than a century.
The next phase of the scheme, which is being funded by Landsec to around £400m, will include 320,000 sq ft of office space across two new buildings – the Poulton and the Republic.
It will also feature a cycle hub providing space for 400 bikes, which the developers claim will be the biggest in Manchester.
The three buildings were originally granted unanimous planning consent in 2020 by Manchester City Council’s planning committee but have been refined to reflect the social and cultural changes brought about by the pandemic.
The regeneration project is being delivered by Mayfield Partnership, a joint venture between the regeneration arm of Landsec (U+I), LCR, Manchester City Council and Transport for Greater Manchester.
U+I development director Laura Percy said: “Since opening just a year ago Mayfield Park has set a very high standard, so it was sensible for us to ensure the original plans, which were brought forward before the pandemic, are right for the world today and will meet the highest standards.
“Manchester is an evolving, ambitious and progressive city and we are determined that Mayfield should be the ‘go-to’ location for businesses looking for connectivity and access to nature with views across the park, ecology, biodiversity and green space on their doorsteps.”
