A new office building at 10 Station Road in Cambridge is on track to become city’s most energy-efficient development.
The 50,444 sq ft scheme is set to be the first in Cambridge to be NABERS-rated, having gone through the Design for Performance process. It will also be the first speculative office development in the City to achieve BREEAM Outstanding certification and is targeting WELL Gold certification.
The building is funded by Aviva Investors as part of its £250m investment into Brookgate’s 26-acre CB1 estate around Cambridge station.
The five-storey development, designed by architect Perkins + Will, is set to provide flexible open-plan office space, to allow potential sublets.
James Stevens, head of real estate investments at Aviva Investors, said: “10 Station Road is on track to meet its sustainability objectives. Our expectation is that this will lead to benefits when it comes to ongoing energy usage, efficiency and costs, bolstering the CB1 estate as a leading example of how to integrate sustainability credentials into an expansive city scheme.”
Sven Topel, chief executive at Brookgate, said: “We have delivered two BREEAM Excellent buildings at 20 and 30 Station Road and this latest building further enhances CB1 as a central business district delivered by an environmentally conscious team.”
Construction started in December 2022 and is expected to complete in 2024.
10 Station Road will complete the office buildings that have been delivered on Station Road over the past decade. It joins a host of high-quality buildings in the mixed-use CB1 development, which has seen international employers and brands such as Amazon, Microsoft, and Apple choose to locate in Cambridge.
