Ghelamco signs flex deal at the Arc

Ghelamco has signed a deal with flexible office provider Impact Working at the Arc on Old Street, EC1.

Impact Working has taken a 15-year lease on around 17,200 sq ft in the building, which will be its first site in the capital. The flexible office provider already offers flexible workspaces with a variety of co-working memberships at two other sites in Bristol and Reading.

The 22-storey, fully electric mixed-use building is the European real estate investor and developer’s first London project.

The site, on Old Street’s “Silicon Roundabout”, offers communal spaces in the commercial office section of the building, which spans seven floors.

The AHMM-designed scheme also offers workers access to hotel-quality amenities including a yoga studio, roof terrace, golf simulator and cycle hub as well as access to London’s first UFC gym on the ground floor.

Due to complete in early 2024, the site is rated WiredScore Platinum, BREEAM Excellent and WELL Gold.

James Gillett, director in city agency at Savills, said the letting demonstrated “how office space that prioritises sustainability, best-in-class amenities and connectivity remains highly in demand”.
